1.1 million-square-foot Master-Planned Neighborhood Development

Over the course of two decades, Janus strategically acquired and master-planned a pedestrian-centric, multi-phase project organized around inviting outdoor spaces. To date, Janus has completed more than 400,000 rentable square feet across more than four contiguous acres, including the recently-completed Malt House-home to Gavin Brown’s Enterprise-with more than 400,000 rentable square feet currently under construction.


After rezoning the neighborhood from an industrial designation to one of the City’s few special mixed-use districts, the Factory District is now designed to preserve the integrity of the neighborhood’s iconic industrial architecture and creative spirit, while bridging the neighboring innovative, academic and creative energies of Columbia University, City College and the 125th Street corridor, Harlem’s most important commercial and cultural zone.

At the center of this sweeping initiative is the Taystee Lab Building, an 11-story, 350,000-square-foot, state-of-the-art, LEED Silver, ground-up project purpose-built for life science, TAMI, academic, community and creative tenants-both not-for-profit and for-profit.

Situated on the site of the former Taystee bread bakery, the building will showcase expansive floor-to-ceiling glass and 360-degree views, flexible and efficient floorplans, landscaped plazas and a modern aesthetic aligned with the surrounding area’s industrial heart. Additionally, the project offers nearly 20,000 square feet of landscaped outdoor space, including private garden-level terraces and a landscaped pass-through that provides direct access to West 125th Street.
